Frequently asked questions

What we get asked most, sorted. If you cannot find the answer, write to us on WhatsApp.

Booking

Is booking here cheaper than on Booking.com?

+

Yes, between 8 and 12% cheaper. It is not a promotional discount: it is what we save on the middleman commission and hand back to you in the price. Same room, same bed, same towels.

What is included in the price?

+

The room, the towels, the sheets, daily cleaning if you stay more than one night, and fibre wifi. The tourist tax (€2.20 per person per night) is paid separately at check-out, as the taxman requires.

When are you charged?

+

30% when you book, to secure the room. The rest is charged automatically at check-in on the same card.

How late can I cancel?

+

Up to 48 hours before your arrival date, free of charge and fully refunded. If you cancel with less notice, the first night is charged. If you do not show up, the full amount is charged.

Are there cheaper non-refundable rates?

+

We do not have any. We prefer a single clear price over the trap of the conditional discount. Our flexible rate is already cheaper than the standard rate at most hotels.

Check-in and check-out

How does check-in work if there is no reception?

+

On the morning of your arrival we send you, by WhatsApp, the numeric code for the building door and the one for your room. You arrive, key in the code, walk in. There is nobody waiting for you and nobody to wait for.

What time can I get in?

+

From 3 pm. If you arrive earlier and the room is ready, we let you know by WhatsApp and you go in. If not, there is a locker in the hallway to leave luggage during the day.

And check-out?

+

Before 11 am. If you need to leave later, write to us: if a guest is arriving the next day there may be a surcharge, otherwise it is free.

What if I arrive in the small hours?

+

No problem. The building code works 24 hours. It is one of the reasons we have no reception: there was nobody to wake up.

What if I leave something behind when I check out?

+

Let us know by WhatsApp. If the cleaning team finds it, we keep it for you. If you cannot come back to collect it, we send it by courier, cash on delivery.

The room

Do the rooms have a television?

+

No. There was one for a month and nobody switched it on. We took it out and put in a better lamp.

And a minibar?

+

No to that too. The fridge in the hall is open 24 hours with water, soft drinks and beer at supermarket prices. You note down what you take and pay at the end.

Daily cleaning?

+

Yes, every morning while you stay. If you would rather we did not come in, leave the "do not disturb" sign on the door.

Air conditioning, heating?

+

Both, in every room. A heat pump per room, not central. You decide the temperature.

Fast wifi?

+

A real 100 Mbps fibre connection in every room. If you work remotely, the desk in the double and the superior rooms has a double socket beside it.

A safe for the laptop?

+

Yes, in every room. A 15" laptop fits.

Services

No breakfast?

+

No. Three minutes on foot there are five cafés where the neighbourhood drinks its coffee: toast and a white coffee for between €3 and €5. If we served it to you it would cost twelve. We have a list of the five best on the welcome card.

No restaurant or bar?

+

No. And across the street there are three, all better. We pass on the neighbourhood recommendations at check-in.

Is there parking?

+

Not our own. The nearest public car park (Parking Plaza del Mar) is a 4-minute walk away and charges €18/day. If you like, we book you a space when you confirm the reservation.

Do you accept pets?

+

Yes, dogs up to 15 kg. €12 per night per animal. Dedicated towels and a blanket, no extra charge. Let us know when you book.

Do you accept children?

+

Yes. A free cot for under-2s, to be requested when you book. The rooms fit a cot with no trouble.

Beach towels?

+

One per room, in the wardrobe. If you come as a group and need more, we lend them through our digital reception (a WhatsApp message).

Laundry?

+

A bag in the wardrobe. We take the clothes down to the neighbourhood laundry and they come back folded the next day. €18 for a full load with drying.

Alicante and around

Where exactly is it?

+

On Calle Doctor Sapena 83, a quiet residential neighbourhood street, well connected to the city. It is not the postcard: it is where Alicante actually lives, with the market, the Explanada and the beach within easy reach. The exact distances, measured from the door, are on the "Where we are" page.

Noise at night?

+

Calle Doctor Sapena sleeps well. We are not in the Barrio (the party area) nor on the Rambla. At eleven at night you hear the neighbours.

How do I get here from the airport?

+

There is no tram at Alicante airport. The options are a taxi (15 min, €19-21) or the C-6 bus (25-35 min, €3.85, runs 24 h). There is a detailed guide on the website.

Do you recommend places to eat?

+

The welcome card has a list of 15 places by neighbourhood and price. On the website we have articles dedicated to arroz (rice), to tapas, to breakfasts.

What to visit?

+

Santa Bárbara Castle, the Explanada, the Santa Cruz quarter. And Postiguet beach if the weather holds. If you have 48 hours, we have an hour-by-hour itinerary.

Other questions

Are you a guesthouse or a hotel?

+

A guesthouse (pensión). We say it with pride. We have 14 rooms, no buffet, no 24-hour reception: it fits the legal category of pensión, and it seems to us the honest word.

Is there a lift?

+

Yes. The building has four floors and a lift.

Is it accessible?

+

One of the double rooms is adapted (bathroom with a level shower and grab rails). The entrance has a ramp. Ask for it when you book to make sure it is available.

Can I invoice the stay to a company?

+

Yes. If you need an invoice with tax details, tell us at check-out and we issue it on the spot.
